The $125 Locator Deposit

When you lease, your new landlord pays 713 APTS a locator commission for the introduction — think of it as a coupon the property issues. Most of the time the coupon gets honored. Sometimes it doesn't: owners change, management companies change, paperwork "gets lost." Meanwhile a real person spent real days on your search. The deposit exists so that time is never worth zero — and when everything works the way it should, it costs you nothing.

Three people make this work: you, us, and your new landlord. You're the easy part.

• You use both showing blocks and lease nowhere: we keep the deposit. That's the one case it stays — a real person gave you two real days, and the deposit is what that time cost. We'd rather tell you here than in fine print.
• You change your mind before showings are booked: half comes back, any reason, no questions.
• You lease with 713 APTS as your locator: every dollar comes back — once the property actually pays our commission, which typically lands 30–90 days after you move in. Refunds go out Thursdays, and you can watch yours move on your dashboard the whole way.

Why "once the property pays" and not the day you sign? Because sometimes the property doesn't pay — and when that happens, the deposit is what covered your locator's time. That's the honest trade, and it's why the whole rest of this site gets to stay free.

Your deposit includes TWO showing blocks. A showing block is any one of:

• One full day of self-guided tours with on-site leasing staff (available at select communities),
• Up to 3.5 hours of tours with your locator by your side, or
• One remote block — moving sight-unseen? Your locator tours exact units for you: live video walk-through, photos, and a question-answering window.

Most clients use block one for their favorites and block two to revisit finalists before applying. Need more? Additional showing blocks are $50 each.

Every block comes with the full treatment: your route built, your guest cards registered at every stop before you walk in (registration itself is free for every 713 APTS renter — VIP just makes sure it happens automatically), and application paperwork handled start to finish.

Sometimes an agent shares a code — LEO25, VAL40 — that lowers what you put down today. A code changes today's number only: the money-back promise, the blocks, and everything on this page stay identical.

• A qualifying lease is one where the community pays a standard locator commission (we ask for at least half a month's rent — most Houstoncommunities qualify). Your locator will tell you up front if a place you love doesn't.
• Private-owner, rent-by-owner, and MLS listings require your agent with you on tour.
• Escort and referral policies vary by community's management — your locator handles all of that for you.
• Depending on schedule and availability, some 713 APTS agents also work clients on a non-deposit basis — just ask.
