When we have options available for your move date and are ready to send you listings + schedule showings, we will send you a link to submit payment for your Locator Deposit. Free Inquiries are welcome, but we highly recommend signing up for Locator Deposit.

Full Refund Conditions:
Our main source of compensation comes from Landlord/Property Managers/Listing Brokerages/Etc. paying a commission to 713 APTS if we fill one of their unit availabilities. When we receive a qualifying commission amount^{(at least a half months of rent commission, 50%+)} from the property manager  — we will Refund your Locator Deposit! 

How long does it take?
Typically about 30-90 days after you move in, your Locator Deposit will be available for refund.   

Does the apartment I rented qualify for my Locator Deposit refund?
_{Most likely!  In Houston and it's surrounding areas, property managers are paying Apartment Locating & Rental Commissions a range of 0-100%+. We require the property manager to pay at least 50% of one month's rent to 713 APTS as a locator commission for you to receive your Locator Deposit back. Lease with us and it's very likely your deposit is totally refundable!}

If you don't lease with 713 APTS as your locator, your refund is partially refundable with exceptions.

Before Showing Blocks start being scheduled, Your Locator Deposit is 50% Refundable

After showings are scheduled, your Locator Deposit is only refundable if you lease a qualifying unit.

What's a showing block?

A Showing Block includes one day of self-guided tours with on site leasing staff ^{(AVAILABLE FOR SELECT APT COMPLEX TOURS)} or up to 3 hours of Locator/Agent assisted tours*

^{*Private Owner/Rent by Owner/MLS Listings are mandatory for agents to assist on tours. Apt Complex agent/locator escort policies vary based on property management's marketing and referral program.}

Most clients use Showing Block 1 to look at their favorite potential picks, and Showing Block 2 to look at top choice(s) one more time before applying!

Examples of NON REFUNDABLE:
‍Your application was denied or not accepted

You stop responding mid-search or choose a different apartment without us as your locator or agent

You change your mind or alter search criteria after showings have began.

Once showing blocks are scheduled, your Locator Deposit is only refundable if you lease a qualifying unit.

The leasing market moves fast, Time is the most valuable resource for our agents. Once showings are scheduled they are non refundable.
